From First Conversation to Final Walkthrough — You'll Know What Comes Next.
Building a home has a lot of moving pieces. Our process is designed to give you clear expectations around budget, design, construction, communication, changes, and completion.
Twelve stages. One clear path.
Scroll through the full journey — from the first conversation through the warranty period.
Discovery
We learn why you're building, what you want from your home, your property situation, budget expectations, timeline, and priorities.
Financial Qualification
We establish a realistic project budget and confirm financing, available cash/equity, lender requirements, and appropriate contingency before moving too far into design.
Property & Feasibility
We evaluate zoning, setbacks, utilities, septic/sewer, site access, permitting requirements, surveys, restrictions, and potential site-cost concerns.
Design
We develop the floor plan, exterior elevations, specifications, site considerations, and revisions — while continually comparing design decisions against the project budget.
Preconstruction & Estimating
We develop the detailed scope of work, gather trade/vendor pricing, establish allowances and selections, build the preliminary construction schedule, and review the estimated project cost with you.
Contract & Project Setup
Once scope, price, and expectations are aligned, we finalize the construction agreement, draw/payment schedule, change-order procedures, communication expectations, selections deadlines, permits, financing requirements, and preconstruction meeting.
Construction
Your home moves through major phases in sequence — with quality-control checks performed throughout construction.
Weekly Updates
You receive consistent project updates every week. Communication is a major part of our process — never an afterthought.
Change Orders
A simple, documented path for every change.
Substantial Completion & Punch List
True Cost performs an internal quality-control walkthrough first. We then conduct the homeowner walkthrough, document punch-list items, assign corrections, and track them through completion.
Certificate of Occupancy & Closeout
Final inspections, Certificate of Occupancy, homeowner orientation, warranties/manuals, final accounting, keys, and project closeout.
Warranty & Follow-Up
Our relationship doesn't end when we hand over the keys. We check in on a set schedule.
Checkpoints that protect your project.
These checkpoints keep projects from moving forward before important decisions, costs, and requirements have been addressed.
